We create places within communities. As people move to, relax in, and retire in urban cores or “real” communities, they seek homes that reflect their choices of lifestyle. We design contemporary living spaces to reflect these trends, creating housing with an eye toward the future.


  • Long before the idea that physical workspace should be a reflection of those who occupy it, this philosophy has applied to living space. We create residences that seamlessly integrate into the fabric of urban communities being shaped by an influx of conscious residents and businesses. Our residential spaces are infused by natural light, driven by a modern approach to design and finished with sustainably-sourced, high-end materials. From completing the first LEED-Silver certified residential building in Boulder, Colorado, to a retrofit resulting in 14 architecturally green-certified condominiums in the heart of San Francisco’s SoMa neighborhood, our commitment to sustainability lies at the core of our residential development style. We invest in community focal points, building multi-family housing that will remain on the leading edge of the market for decades to come.

Places to feel inspired. The creative migration is on. Creative people are most productive in well-designed spaces that foster imagination and enhance productivity through daylight, environmental controls, and spatial organization. We create these environments to be profitable today and flexible for tomorrow.


  • Physical workspace has a significant impact on the productivity and inspiration of those who inhabit it. We understand the “new” role of the workplace, creating spaces that promote collaboration, reflect unique identities, and contribute to overall well-being. We undertake each project with a design-driven approach, considering the qualities unique to the city, the space at hand, and its occupants. From small-scale retrofits to major new construction projects, the breadth of our experience allows us to execute on the factors important to a certain project.

We all need places to unwind. More often than not, our resort work is a combination of the setting and the strategy: a connection to the place and its past. While we primarily practice in a contemporary setting, there is something fulfilling about “suspending disbelief.” We believe it inspires the rest of our work. Our commitment to preservation is an intrinsic element of our resort work, emphasizing the elemental connection between rejuvenation and a natural setting.


  • Our resort work puts the typical importance on “place,” while taking creative liberties that connect these developments to their locations in more evocative ways. We pay careful attention to the historical context and architectural styles of a property’s surroundings, connecting guests to the place they’ve retreated to. Whether beneath the dramatic peaks of the Rockies, amongst the misty knolls of the Great Lakes region or against the tranquil waters of the Gulf of Mexico, we consider ourselves stewards of natural beauty. Of course, our commitment to sustainability remains a core tenet: one of our golf developments was recognized by the Audubon Society for its environmentally sensitive design.

Differentiation and appeal are all in the details. Only by paying close attention to the details do we succeed in creating built environments that are profitable today and flexible for tomorrow. Lasting value is created when nothing is overlooked.


  • With any project we take on, we exact an unparalleled level of scrutiny from inception to completion. Once we’ve chosen a neighborhood that fits within our specific parameters, we search for the perfect block; we believe this can result in a drastic difference. We revisit exterior facades, nitpick over foliage for interior courtyards, and lose sleep over whether a change in use for a small fraction of the floor plan will impact the finished project. We seek out the finest materials; a minor variation in stonework or timber type can drastically change the finished product, altering the appeal of the space and impacting its long-term value.
